Ask three vendors to quote for the same tensile canopy and you may receive three very different prices per square foot. For procurement teams, builders, architects and property owners, the difficulty is rarely finding a price. It is knowing whether the quotations describe the same structure.
This guide explains why tensile quotations vary so widely and gives you a 12-point checklist to compare them on equal terms, so the decision is based on scope, specification and lifecycle value, not just the headline rate.
Why Tensile Quotations Differ So Much
Two quotations for “a tensile structure” can differ in almost every component: the fabric grade and manufacturer, the steel section sizes, the corrosion protection system, how much engineering is included, who does the foundations, and what is quietly excluded. A lower rate often reflects a lighter specification or a narrower scope rather than a more efficient vendor.
First, Check How “Per Square Foot” Is Measured
This is the most common source of confusion. Some vendors price on the plan area, the footprint covered when seen from above. Others price on the fabric area, the actual surface of the curved membrane. Because conical, hypar and dome forms rise and curve, their fabric area is larger than their plan area. The same structure can therefore be quoted at noticeably different rates per square foot without any real difference in price.
Ask every vendor to state the measurement basis and the total project value. Compare totals for the same scope, not rates.
The 12-Point Tensile Quotation Checklist
1. Scope and Drawings
Does the quotation include a drawing or sketch showing the form, dimensions, heights and support positions? Without one, you cannot be sure two vendors are pricing the same structure.
2. Fabric Specification
Look for the fabric manufacturer, product, type (PVC, PVDF-coated PVC or PTFE), weight in GSM, fire-retardant grade and colour, with a data sheet. “900 GSM imported fabric” is not a specification. Our tensile fabric guide explains what each of these means.
3. Steel Structure
Ask for the main section sizes and grade, and ideally an estimated steel weight. Steel is a major share of the cost, and a lighter frame can make a quotation look cheaper while reducing the safety margin.
4. Corrosion Protection
What surface preparation and coating system is included? For example, many of our projects specify one coat of epoxy primer and two coats of epoxy paint on the steelwork. Compare the number of coats and the product, especially for coastal and industrial sites.
5. Structural Design and Engineering
Is the structure designed for the site’s wind loads, and to which codes? In India, wind loads are covered by IS 875 (Part 3) and steel design by IS 800. Check whether design calculations and drawings will be shared for review by your consultant.
6. Foundations and Civil Work
Are foundations, anchor bolts and any civil repairs included, or are they in the client’s scope? On terraces, how will the structure be fixed without damaging waterproofing?
7. Cables, Fittings and Hardware
Check the material of cables, tensioning hardware and fasteners, such as stainless steel or galvanised, since these are exposed to weather for the life of the structure.
8. Drainage
Where will rainwater go? Look for gutters, downpipes or planned discharge points. Drainage left out of a quotation often becomes an extra cost later.
9. Fabrication, Transport and Installation
Are fabrication, transport, cranes or scaffolding and on-site erection all included? Site access, working height and night or weekend working can change the price.
10. Programme
How long will fabrication and installation take, and what does the vendor need from you, such as drawing approvals, site readiness or civil work, to meet that timeline?
11. Commercial Terms
Is GST included or extra? What are the payment stages, the validity period of the offer, and the position on steel price changes?
12. Warranty, Maintenance and Exclusions
What warranty covers the fabric, and what covers workmanship? What maintenance is recommended? And what is excluded: approvals, lighting and electrical work, civil repairs, or removal of an existing structure? A clear exclusions list is a sign of a carefully prepared quotation.
How to Put the Checklist to Work
Build a simple comparison sheet with the 12 points as rows and each vendor as a column. Where a vendor has not specified an item, ask for it in writing before comparing prices. Once the scopes match, the price difference that remains is the real difference.
Watch for these warning signs:
- A rate per square foot with no fabric manufacturer or GSM.
- No steel section sizes or coating details.
- “All-inclusive” pricing without a list of what is included.
- No drawing, or no mention of wind design.
- A price far below the others with no explanation.
Lowest Price or Lifecycle Value?
A tensile structure is expected to perform for many years. A cheaper fabric that fades early, steel that corrodes, or drainage that fails can cost more over the life of the structure than the saving at purchase.
